Germany’s most expensive villa goes on sale for 79 million euros

A villa on the exclusive island of Schwanenwerder, located near Berlin, has become Germany's most expensive property, priced at nearly 79 million euros. Described ironically as a "single-family home" by Christie's auction house, the estate offers nine bedrooms, eight bathrooms, a sauna, and a living area of 1,500 square metres. It also includes a heated indoor pool running along a glass roof terrace, set on a 10,000 square metre plot with a waterfront garden, a boathouse, and a private dock.

The villa is designed by Graft, a prominent architectural firm. The property's luxurious features have led some to refer to it as an "exclusive architectural icon." However, it has stirred controversy among locals. Neighbours have called the structure a "bunker complex" due to its stark contrast with the island's traditional housing style. The construction was approved directly by the local alderman, bypassing usual regulations, and violated guidelines for building size and style.

While rumours have linked the villa to actor Brad Pitt, the true owners are revealed to be two board members of Magix AG, a German multimedia company that went bankrupt in 2024. Despite the high price and luxurious offerings, potential buyers may face challenges with the villa's contentious reputation in the local community.
